Consultation on major works*

We may need to do major repairs and improvement work to your block or estate. Your service charge payments don’t cover these costs. If the amount you will have to pay towards the cost of this work is going to be more than £250, we must by law consult you about it.

*(Section 20, Landlord and Tenant Act 1985 as amended)

Stage 1

We will tell you about the range of work we would like to do and invite you to suggest any further work you would also like us to consider. We will then send you a Notice of Intention that describes the work proposed and reasons for it, before we get estimates. The notice gives you 30 days to comment and invites you to suggest the name of a contractor you would like us to get an estimate from.

Stage 2

When we have estimates from contractors, we will send you a Notice of Estimates that tells you how much you may have to pay
for the work. It also includes a Consulting and involving you 12 Section 12 summary of comments we have received following the earlier Notice of Intention. The notice gives you another 30 days to comment.

Stage 3

If we don’t appoint the lowest priced contractor or a nominated contractor, we have to send you a third notice stating the reasons for our choice.
