Home ownership services
Home Ownership Services have four sections. They all work together and here is a summary of what each section’s roles cover.
Leasehold Services Team
The leasehold services team are responsible for the following:
- preparing estimate and actual statements
- validating all the repairs which are carried out on any flat, block or estate before producing annual repairs listings
- dealing with queries relating to the charges on service charge accounts
- liaising with the Repairs and Technical Services Team to provide responses to queries raised from repairs listings
- processing requests for leaseholders to disconnect from communal electrical heating systems
- preparing pre-sale information packs to solicitors.
Major Works
The major works team are responsible for carrying out statutory consultation with leaseholders when major works are proposed to their block/property. This includes:
- sending out Notice of Intention and Notice of Estimate prior to commencement of works
- notification of final costs to leaseholders
- invoicing leaseholders
- dealing with leaseholder queries relating to major works schemes.
Income Recovery
The income recovery team deal with money matters and they will:
- discuss payment options for both service charge and major works accounts
- make agreements in relation to paying service charges
- offer some financial advice including details of organisations that can help
- arrange Direct Debits.
Right to Buy
The Right To Buy team offer a free comprehensive, impartial advice service for all secure Enfield Council tenants who wish to buy their home.
