Your lease
What are your responsibilities?
Your responsibilities are set out in your lease and include:
- paying the difference where actual costs are greater than the estimated costs you have been given
- paying the estimated costs within 14 days of receiving the bill
- paying towards maintenance and repairs we do to your block and estate
- paying towards any repairs we do to communal equipment in your property, for example heating appliances, Garchey (waste chute) and door entry systems
- paying towards alterations, additions or improvements to your block or any part of it
- not doing anything in your property that may be a danger, nuisance, annoyance or cause damage to our, the council’s or other residents’ properties
- not allowing noise from your property to disturb others between 11pm and 8am
- not obstructing communal areas of your block or estate
- disposing of rubbish correctly in the refuse bins provided
- keeping the floors of your property suitably covered to minimise noise
- not allowing water to leak from your property into other properties
- not displaying any ‘for sale’ boards on your property
- maintaining the garden fences marked 'T' on your lease plan, if you have bought a garden with your property
- keeping your property in good repair and condition
- permitting us to inspect your property.
We may tell you about repairs you need to do to your property, and give you 10 days’ notice or another notice period to complete them. If you don’t, we will do the repairs and recharge you for them.
