Your tenancy agreement
Your tenancy agreement is a legal document and is a binding contract between you and Enfield Council. This means it must be obeyed and is enforceable by law. It sets out your rights and responsibilities as a council tenant. Please read it carefully and ask if there is anything you’re unsure about. The information in this section is for guidance only – your tenancy agreement will give you more detailed information.
There are 2 main types of tenancy agreement:
Secure tenancy agreement
If you have a secure tenancy agreement, you have the legal right to remain in your property as long as you keep to the terms of the agreement. Your tenancy rights can only be changed by going through the Notice of Variation procedure, which is outlined on page 16 of the tenancy agreement.
Introductory tenancy agreement
We give an introductory tenancy to new tenants who have not held a previous tenancy with a social landlord. If you are given this type of tenancy, it will last for a trial period of one year. As long as there are no problems during this time, you will become a secure tenant after the first year, with the extra rights this gives. If you break one of the conditions of the tenancy agreement, we can evict you from your home by getting a court order. If there are any problems with your tenancy, we can extend the introductory tenancy by 6 months, under the Housing Act 2004.
Joint tenancies
In a joint tenancy, there is more than one tenant. Everyone who signs the agreement is jointly responsible for all aspects of the tenancy.
